The Royal Spirit Group believes that all companies should be environmentally responsible and is committed to the health and comfort of its staff .
We therefore decided to adopt those values and policies when we founded our new manufacturing arm in Vietnam.

In order to achieve this we chose the LEED and Lotus certification systems ,because of their relevance globally and in Vietnam.

We have chosen  LEED and LOTUS certifications in “ the new buildings category , and are targeting Platinum level for bothcertifications.

LEED a brief background .

LEED http://www.usgbc.org/  is a US-based certification program , which is applicable to global IMG_1432projects as well.

It is presently ( 2015/6) the most widely used green building rating system in the world ,

with 1.85 million square feet of construction space certifying every day.

LEED certification provides independent verification of a building or neighbourhood’s green features,

allowing for the design, construction, operations and maintenance of resource-efficient, high-performing,

healthy, cost-effective buildings..

In short LEED certification means healthier, more productive workplaces, reduced stress on the environment

by encouraging energy and resource-efficient buildings .IMG_1436

Some of the benefits are an increased building value, higher lease rates and decreased utility costs.

In fact, 88 of the Fortune 100 companies are already using LEED.

LOTUS a brief background .

LOTUS , http://www.vgbc.org.vn/ , is one of the growing number of locally-based certifications,which are

structured and benchmarked similarly to international certifications, but are published in a dual-language format and are attuned to local climate and construction practices.IMG_1435

 
Where are we now in the certification process ?

As previously mentioned , DBW is targeting Platinum level for both certifications , and hopes to be the first

project in Vietnam and possibly in the region to aim for two independent Platinum level certifications .

After receiving the first-stage replies, DBW is proud to confirm that both Platinum certifications are on track

(expected in July – August 2016).

DBW’s long list of green attributes includes the following:

ENERGY:

44% of overall energy savings due to a mix of building envelope improvements,

LED lighting and renewables

50% lighting energy reduction from LEDs 30% of energy use is supplied by FullSizeRenderrenewables Commissioning carried out to international standards to improve operating efficiency

TRANSPORT MILES:

electric bike and electric car facilities provided shuttle buses to the local bus stops showers for bicycle users

WATER USE:

40% of water reduction for fixtures

12% recycled water for fixtures

60% of water reduction for process laundry use

ECOLOGY:

85% of the open space is landscaped (due to our green roof concept )

100% localized species with low water requirements overall

Heat Island effect reduced on roof and hard surfaces

Local food production:V 2

Rooftop garden harvest will contribute to worker’s meals

100% capture and reuse of stormwater from roofs and 27% capture and infiltration at ground-level

COMFORT:

Building complies with international ventilation requirements

Comfort is improved with air conditioning in all major working spaces 96% of the working areas have views to the outside

The building is designed to be fully disabled-access compliant

POLLUTION:

Construction pollution controlled on site

No products using Volatile Organic Compounds (VOC’s)

—VOC’s are common toxins found in building products that can off-gas to reduce air quality in the building

Low-greenhouse gas producing refrigerants

No smoking on the premises

MATERIAL USE
